Acquisitions - Identifying Unique Opportunities
SokoCRE takes pride in our extensive research and diligence before entering any high growth MSA. We apply a data driven approach to uncovering macro-economic factors such as employment trends, in-migration patterns, supply of new apartments units as well as demand for rental housing. After ensuring the market meets our investment criteria, we begin a hands-on approach to sourcing quality off market development sites.
Data Driven Analysis
All prospective sites we analyze undergo an in-depth study to ensure they meet our criteria and required investor yields. These requirements include healthy demographics, school districts, high-traffic thoroughfares, household formation, rent growth, absorption history and more. In addition, we compile a financial analysis that identifies the planned product type, unit count and unit type.
Zoning and Entitlements
Once our team completes due diligence on a site, we work toward obtaining development site plan approval, including but not limited to comprehensive plan amendments, zoning, and full construction drawings.
